PW CASE

SECTION 28 DEVELOPMENT STUDY PRESENTATION
(IMPROVEMENT PROJECT #99-33)
By: Steve Jankowski, City Engineer

Background:

Section 28 is located on the western boundary of the MUSA. Last year an interceptor sewer was
extended to the eastern boundary of the section in conjunction with the utilities extension to
Burger King. Currently, the City has two municipal wells within this Section and is in the
process of developing a third. In 1998, County Road (C.R.) #116 was extended through this
Section between C.R. #56 and C.R. #83. This area now has good highway access and municipal
utilities readily available. The CIP shows $2.3 million of improvements within the eastern 149
acres of section 28 in 2000.

Because of the high potential for development of this area, the City authorized a plan for this in
1999. SRF, Inc. has utilized the draft Comprehensive Plan for this area and has been working on
various alternatives adjusting roadway and land uses within the area. SRF is scheduled to make
a presentation of their findings at the meeting. The limiting factor for the development of this
area is the transportation system. It is anticipated that the Committee will be able to select, or at
least outline the remaining process for selecting, the final transportation and land use plan. The
remaining tasks of identifying sewer, water, and stormwater infrastructure can be quickly
finalized thereafter.'

Committee Action:

Identify proposed transportation/land use alternative or process for achieving this selection.

Reviewed by:

City Administrator
Community Development Director
Director of Public Works

PW: 01/18/00
