Because the existing detention pond on the property serves both <br />the hotel and Lot 2, the developer is attempting to avoid placing a tax burden for perpetuity on <br />the owner of Lot 2 by platting the ponding area as a separate ouflot. In order to maintain City's <br />policies and address the Developer's concern for the owner of Lot 2, Staff recommends that the <br />detention pond be incorporated into Lot 2 as a drainage easement. <br /> <br />Zoning Administrator Frolik said the current property plat has a r~ght-in only from eastbound <br />Highway 10, an access on Sun6sh Lake Boulevard and another on Riverdale Drive. The <br />Developer's intent is to continue use o£ this traffic pattern to serve both Lots 1 and 2 after the <br />property split via the use of driveway easements. Park dedication requirements were satisfied <br />when the property was platted as Lot I, Block 1, Riverview Estates; no addltio~! park dedication <br />is due with this replat. <br /> <br />Zoning Adrdnistrator Frolik indicated discussing sewer trunk charges with the Grosslein's. Al[er <br />reviewing City records, staff found that sewer tnmk charges of 4 acres had already been paid. <br />Staffis recommending sewer and water tnmk charges for .5 acres that could be deferred until site <br />plan approval is received for the building. <br /> <br />Motion by Commissioner J'obngon, seconded by Comruissioner Wivoda, to approve the sketch <br />plan for G-B Properties Fkst Addition and recommend that City Council grant final plat approval <br />contingem upon adding 0uflot A onto Lot 2 as an easement. <br /> <br />Motion Carried. Absent: None. <br /> <br />Case #4: Request for a Conditional Use Permit to Exceed the Total Accessory <br /> Structure Space and the Mn~imum Single Accessory Structure Size <br /> Restrictions; Case of Francis and Teresa Moulzolf <br /> <br />Zoning Administrator Frolik stated the application from Francis and Teresa Moulzolf is for a <br />conditional use permit to exceed the total accessory structure/garage space allowed and the <br />maximum single accessory structure size restrictions on their property at 14260 ~'~mkite Street <br />NW. The addition of the proposed 1,152 square foot accessory building will increase the total <br />garage space on the property to 1,752 square feet, which is an gg square foot overage. It also <br />represents a 352 square foot overage in the size restriction for any single accessory structure. She <br />indicated the City has approved several overages in accessory buildings in this range over the past <br />two years. <br /> <br />Motion by Commissioner Wivoda, seconded by Comrniggioner Dempsey, to accept Findings of <br />Fa~ #1 - 10 as presented. <br /> <br />Motion Carried.
