I <br />i <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />NATIONAL PROPANE <br /> <br />On , 1999, Site Plan approval was granted by the City of Ramsey ("City") to <br />National Propane, L.P., a Delaware limited partnership C'Permittee"), whose address is 7411 <br />Highway #I0 N.W., to construct an 864 square foot warehouse facility ("Structure") on the <br />property which is legally described as follows: <br /> <br />INSERT LEGAL DESCRIPTION HERE <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />o <br /> <br />o <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Fis:her Engineering, dated December 3, 1998, <br />revision date January 4, 1999. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPZ~OVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />go <br /> <br />Site grading in accordance with the approved Site Plan prepared by Fiscker <br />Engineering, dated December 3, 1998, revision date January 4, 1999. <br />Landscaping in accordance with the Site Plan prepared by Fischer Engineering <br />dated December 3, 1998, revision date January 4, 1999. <br />Construction of a wood dumpster enclosure. <br />Installation of B-612 continuous concrete curbing around the perimeter of the <br />bituminous customer/employee parking area shall be required at such time that the <br />Permittee or his/her successors or assigns replaces or overlays the existing <br />bituminous parking lot and this requirement shall be exempt from the financial <br />surety required in Item #11 and the completion schedule established in Item #I0. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. The Permittee shall be responsible for maintaining clear access for <br />emergency vehicles up to the main entrance of the Structure at ail hours of the day. <br /> <br />LIGHTING. Any lighting installed on the Structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />public roads and adjacent parcels. Bulbs emitting in excess of 3,000 lumens (150 watts) <br />shall be so directed that the bulb is not visible from off of the property where such light <br />source is located. <br /> <br />o <br /> <br />BUILDING FACADE. The Permittee agrees to construct the exterior facing on the <br />Structure of rock face block in accordance with the Building Elevations prepared by <br />Fischer Engineering, dated December 3, 1998, revision date January 4, 1999. <br /> <br /> <br />
