I i I I CITY OF RAMSEY DEVELOPMENT PERMIT NATIONAL PROPANE On , 1999, Site Plan approval was granted by the City of Ramsey ("City") to National Propane, L.P., a Delaware limited partnership C'Permittee"), whose address is 7411 Highway #I0 N.W., to construct an 864 square foot warehouse facility ("Structure") on the property which is legally described as follows: INSERT LEGAL DESCRIPTION HERE the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: o o STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. o STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Fis:her Engineering, dated December 3, 1998, revision date January 4, 1999. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPZ~OVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: go Site grading in accordance with the approved Site Plan prepared by Fiscker Engineering, dated December 3, 1998, revision date January 4, 1999. Landscaping in accordance with the Site Plan prepared by Fischer Engineering dated December 3, 1998, revision date January 4, 1999. Construction of a wood dumpster enclosure. Installation of B-612 continuous concrete curbing around the perimeter of the bituminous customer/employee parking area shall be required at such time that the Permittee or his/her successors or assigns replaces or overlays the existing bituminous parking lot and this requirement shall be exempt from the financial surety required in Item #11 and the completion schedule established in Item #I0. ("Required Improvements) FIRE LANES. The Permittee shall be responsible for maintaining clear access for emergency vehicles up to the main entrance of the Structure at ail hours of the day. LIGHTING. Any lighting installed on the Structure or in the parking lot is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from public roads and adjacent parcels. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located. o BUILDING FACADE. The Permittee agrees to construct the exterior facing on the Structure of rock face block in accordance with the Building Elevations prepared by Fischer Engineering, dated December 3, 1998, revision date January 4, 1999.
