CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF G-B PROPERTIES FIRST ADDITION; <br />CASE OF G.B. PROPERTIES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dana Crrosslein of G-B Properties Partnership is requesting f'mal plat approval to replat Lot 1, <br />Block 1, Riverview Estates into two commercial lots. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />o) <br />d) <br />e) <br />f) <br /> <br />Notification: <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated January 19, 1999 <br />Draft Planning Commission meeting minutes dated January 5, 1999 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />No public notification is required for the minor subdivision to replat the subject property. <br /> <br />Observations: <br /> <br />The proposed plat consists of two lots; Lot 1 is occupied by the Comfort Suites Hotel and Lot 2 <br />is being marketed for development with a restaurant. Lois 1 and 2 meet the minimum width and <br />depth requirements for the B-3 Highway Business District. <br /> <br />The sketch plan that was submitted with the subdivision application proposed to plat the <br />detention pond in the southeast comer of the subject property as an outlot. It is the City's policy <br />to require drainage improvements to be platted as drainage easements on the nearest platted lot <br />and that outlots identify property eligible for furore development. In accordance with City Code <br />and the recommendations of City Staff and the Planning Commission, the applicant has modified <br />the final plat to incorporate the detention pond into Lot 2 as a drainage easement. <br /> <br />As currently platted, the property has a right-in only from eastbound Hwy. 10, an access on <br />Sunfish Lake Blvd. and another on Riverdale Drive. The Developer's intent is to continue use of <br />this traffic pattern to serve both Lots 1 and 2 after the property split via the use of driveway <br />easements. This is acceptable to the City Engineer. <br /> <br />Park dedication requirements were satisfied when the property was platted as Lot 1, Block 1, <br />Riverview Estates; no additional park dedication is due with this replat. <br /> <br />The Planning Commission reviewed the sketch plan on January 5. <br /> <br /> <br />
