I I I I I i I I I I I I I I I I I I I G-B PROPERTIES FIRST ADDITION DEVELOPMENT AGREEMENT CITY OF RAMSEY, ANOKA COUNTY, MINNESOTA THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and G-B PROPETIES PARTNERSHIP, a general partnership, whose address is 13554 Tungsten Street N.W., Ramsey, Mn 55303 (the "DEVELOPERS"). WlTNESSETH: WHEREAS, the DEVELOPERS are the fee owners of the following described property situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described as follows: Lot 1, Block 1, Riverview Estates, subject to easements for drainage and utility purposes only as shown on the plat, Riverview Estates, filed as document number 185613 on May 10, 1989. Subject: to the rightTof-way of the State of Minnesota to construct and maintain temporary snow fences as shown in the final certificates dated April 14, 1939 and recorded May 3, 1939 in Boe. k 174 at page 73 in the office of the Anoka County Recorder. That part of Lots 12 and 13, auditor's subdivision number 30, Anoka County, Minnesota, according to the record plat thereof, which lies easterly of the following "line a," westerly of the following described "line b," and northeasterly of the northerly line of tract b, registered land survey no. 119, Anoka County, Minnesota and its southeasterly extension. "line a" is described as follows: commencing at the east quarter comer of section 34, township 32, range 25, said Anoka County: thence north 0 degrees 55 minutes 06 seconds west, assumed bearing, along the east line of the northeast quarter or said section 34 a distance of 154.98 feet to the intersect with the southwesterly line of the right-of-way of U.S. Highways 10, 52 and 169; thence north 65 degrees 24 minutes 49 seconds west, along said right-of-way a distance of 772.11 feet to the point of beginning of" line a" to be hereby described; thence south 1 degree 05 minutes 23 seconds east to intersect the northerly line of 138th; thence south 65 degrees 24 minutes 49 seconds east along said right-of-way line of 138th Avenue for a distance of 4.44 feet; thence south 1 degree 05 minutes 23 seconds east to intersect the northerly shore line of the Mississippi River and there terminate. "line b" is described as follows: Commencing at the east quarter comer of section 34, township 32, range 25, said Anoka County: thence north 0 degrees 55 minutes 06 seconds west, assumed bearing, along the east line of the northeast quarter of said section 34 a distance of 154.98 feet to the intersect with the southwesterly line of the right-of-way of U.S. Highways 10, 52 and 169; thence north 65 degrees 24 minutes 49 seconds west, along said right-of-way a distance of 657.87 feet to the actual point of beginning of"line b" to be hereby described; thence south 1 degree 05 minutes 23 seconds west to intersect the northerly shore line of the Mississippi River and there terminate. 171
