3. Location of significant historical and natural features, <br /> including but not limited to wetlands, lakes, rivers, ditches <br /> and woodlands. <br /> <br /> c. Improvements Required: The site plan/building design application <br /> shall show provisions for the following improvements which shall be <br /> constructed in accordance with the relevant criteria prescribed herein: <br /> <br /> I ~"~'*~ .......:"~"'~; ........ ; .... "'~"~ .... :"" Landscape <br /> plan, including any buffer areas, screening, existing trees to <br /> be preserved and new plantings; <br /> 2. Exterior Out-sid~ lighting locations, specifications and <br /> diagrams of lighting fixtures for the building, parking areas <br /> and site in general; <br /> 6. BituminoUs or concrete surfaces and curbing; <br /> 7. Building elevations; <br /> 8. -~;'--'~..~,.~ Waste storage area location and construction materials; <br /> 9. Site drainage; <br /> 10. A topographical map and grading plan; <br /> 11. Off-street parking and outside storage or display areas; <br /> 12. Calculations of projected water usage using Minnesota Pollution <br /> Control Agency and/or Minnesota Department of Health <br /> guidelines; and <br /> <br /> 13. Color rendering(s) and, when requested by the City, colored <br /> material samples. <br /> <br /> Subd. 2. Planning Department Review. The applicant shall submit the plans <br />for the proposed project to the Planning Department at least 21 days prior to a regular Planning <br />Commission meeting. The purpose of this is to allow the City Staff to review the proposed <br />project. The applicant shall submit the following information at this time: <br /> <br /> a. Completed site plan/design approval application; and <br /> <br /> b. ~ Application fee and escrow deposit, in an amount as <br /> determined from time to time by City Council resolution. <br /> <br />The City ~ Staff shall ascertain what on-site and/or off-site improvements exist on the <br />site or are provided for on the site as provided by the applicant. These improvements shall <br />include grading, gravel base, blacktop, sidewalk, curb and gutter, drainage, parking area(s), <br /> <br /> I <br /> I <br /> I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br /> <br />
