The site is the right size: 6-8 acres. The soil is sand and the water table 20 feet <br />down. Site improvement will not require any unusual costs. <br /> <br />2. The price is right price at just less than $1 per square foot, $400,000 total. <br /> <br />3. Sewer and water is at the site. <br /> <br />4. The site is adjacent to single family homes and is part of a residential neighborhood. <br /> <br />5. The townhomes will serve as a good transition from single family to highway- <br />business-retail. <br /> <br />6. The site has walking/bike paths on two sides. <br /> <br />7. The City Center is on the same block. When additional services are developed on <br />the City Center block the townhome residents will be able to walk or bike to them <br />without crossing a busy street. <br /> <br />8. Eventually, Highway 47 and 153rd will be a major public transportation/bus route, <br />Iow income families will find this convenient. <br /> <br />9. As this intersection develop, the site will eventually be near significant shopping and <br />other essential services. Currently the site is within one to two miles of shopping, day <br />care, banking, a public library, and an elementary school, etc. <br /> <br />10. If residential isn't acceptable at the site the most likely business/commercial <br />alternatives for the site may be fast food, i.e. McDonalds, etc. and that may be more <br />undesirab,e to the neighborhood or City. The townhomes will most likely result in less <br />traffic than any other potential use (higher density residential or business) thereby <br />reducing the traffic at this intersection. <br /> <br />.Ne,qatives: <br />1. The intersection of 153rd and highway 47 is very busy and will get busier and noisy. <br /> <br />2. The location has high visibility and this may not be desirable for affordable housing. <br /> <br />3.
