If a parking structure is provided on site, maximum <br />parking stalls do not apply. If additional parking is sought that does not meet these <br />maximum requirements, a conditional use permit can be sought to increase maximums up <br />to 25 percent. <br />The city may require payment of an amount equal to the value of the required parking <br />on a per -stall price basis. Funds collected by the city shall be deposited in a special fund <br />used only to acquire and/or develop off-street parking facilities for the Town CentcrCOR. <br />The city will determine the appropriate contribution. <br />A development agreement is completed that specifies that each property in the Town <br />ContorCOR shall be financially responsible for its proportionate share of a shared parking <br />facility. The proportionate share shall be determined on the basis of the property's off-street <br />parking needs, as determined by the parking study. Financial responsibility shall cover the <br />construction and continuing maintenance of the parking facility. The parking facility may <br />be constructed and maintained by the city or by a private management entity acceptable to <br />the city. <br />(f) Signage. Signage in this district is allowed as prescribed in this subdivision. Signage as prescribed <br />by other sections of this Code is not applicable. <br />area. <br />(1) Permitted signs for personal and professional services, retail commercial, and public uses <br />and services in TCCOR-1, TCCOR 3, TCCOR-4 and fGCOR-5 districts: <br />a. Wall -mounted or painted signs, provided the following standards are met: <br />1. The sign shall be affixed to the front facade of the building, and shall project <br />outward from the wall to which it is attached no more than six inches. <br />2. The area of the sideboard shall not exceed five percent of the ground floor building <br />facade area or 24 square feet, whichever is less. <br />3. The height of the lettering, numbers, or graphics shall not exceed 12 inches. <br />4. The sign shall be granted to commercial uses occupying the ground floor of <br />buildings facing public streets only and shall not be allocated to other uses. <br />5. Limited to one sign per business. <br />b. The area of signboard shall not exceed five percent of the ground floor building facade <br />c. Wall -mounted building directory signs identifying the occupants of a commercial <br />building, including upper story business uses, provided the following standards are <br />met: <br />1. The sign is located next to the entrance. <br />
