owned by Tenant which may be removed by Tenant at the end of the term if this Lease of Tenant <br />is not then in default. <br />c. Tenant does have the Landlord's permission to undertake the following actions <br />and or install the following improvements at its expense on/in the building being leased or on the <br />grounds of the Leased Property: <br />9. POSSESSION: <br />i. Contact the electrical company and request the main power to <br />service the leased building and install the electric meter. <br />ii. Install a 200 amp electrical box /main panel inside the leased <br />building and install al necessary wiring and lights inside and out of <br />the leased building. <br />iii. Insulate the entire inside of the leased building making it suitable <br />for all climates. <br />iv. Contact the natural gas company and have it reconnect natural gas <br />service to the leased building. <br />v. Install a main hanging gas furnace (forced air) in the garage for <br />building heat. <br />vi. Construct a full working restroom in the leased building using the <br />existing well and existing septic system located on the Leased <br />Property. <br />vii. Construct an office in the front of the leased building <br />approximately 20' x 40' in size including installation of forced air <br />heating in the office area of the 20' x 40' addition. <br />viii. Engage an electrical company to repair the outside lighting fixtures <br />ix. Subject to Ramsey City Code sign regulations, install large <br />lettering on the front of the leased building saying "RM Golf <br />Carts ". <br />Except as hereinafter provided Landlord shall deliver possession of the Leased Property to <br />Tenant in the condition required by this Lease on or before the Commencement Date, but <br />delivery of possession prior to or later than such Commencement Date shall not affect the <br />expiration date of this Lease. The rentals herein reserved shall commence on the date when <br />possession of the Leased Property is delivered by Landlord to Tenant. Any occupancy by Tenant <br />prior to the beginning of the term shall in all respects be the same as that of Tenant under this <br />Lease. Landlord shall have no responsibility or liability for loss or damage to fixtures, facilities <br />or equipment installed or left on the Leased Property. If Leased Property is not ready for <br />occupancy by Commencement Date and possession is later than Commencement Date, rent shall <br />4 <br />
