Negotiation and execution by BUYER and SELLER of a CITY OF <br />RAMSEY standard development agreement pertaining to the Property and its development which <br />Development Agreement shall contain at a minimum r. he following terms: <br /> <br /> (i) A tree preservation and planting plan; <br /> (ii) A schedule for construction of the Development; <br /> <br /> (iii) That Buyer shall be responsible for payment of fees, costs, and expenses, <br /> customarily paid to tl~e CITY OF RAMSEY in conjunction with approval <br /> of a development agreement/Site Plan Agreement, except that Buyer shall <br /> not be required to pay the City's park dedication fee; <br /> <br /> (iv) That Seller shall be responsible for, at its expense for the construction of <br /> Sunwood Drive as shown on attached Exhibit "B", for the installation of <br /> trunk sewer, truck water mains and trunk storm sewer to serve the <br /> Property. <br /> <br /> (v) That Buyer shall be responsible for payment of the City of Ramsey's <br /> customary Park Trail Fees. <br /> <br />I <br /> <br /> <br />
