CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />KENKO, INC. <br /> <br />On ., 1999, Site Plan approval was granted by the City of Ramsey ("City") to Kenko, <br />Inc. ("Permittee") to construct a 3,575 square foot office building ("Structure") on the property <br />which is legally described as follows: <br /> <br />Lot 3, Block 1, HY-10 Ramsey 4th Addition and Lot 2, Block 1, HY-10 Ramsey 3rd <br />Addition, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. Ail building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Randahl Construction, Inc. dated February 22, <br />1999. The site plan only includes an office building and improved parking area. No <br />exterior storage is permitted under this permit. <br /> <br />o <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan and Grading Plan The Required Improvements are as <br />follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by <br />Meinhardt Associates Architects dated April 27, 1995. <br />Installation of bituminous driveways and parking lots. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the approved Landscape Plan prepared by <br /> and dated <br /> <br />("Required Improvements) <br /> <br />MUNICIPAL UTILITIES. Notwithstanding any City Charter provision to the contrary, <br />the Permittee agrees that it will connect to City municipal utilities within two (2) years of <br />their availability to the site. The. Permittee also agrees to be specially assessed for the <br />benefit of the utilities pursuant to the then City special assessment policy. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
