Subject property is currently used for outside storage such as; railroad ties and mobile offices. <br /> The current use is not the highest and best use as provided by the zoning provisions, <br /> <br />Subject property is presently zoned I-1. Site Plan has been approved by the Planning and <br />Zoning Commission with two conditions: A) the moving of sedimentation ponds and, <br />B.) the granting of an exception to the Moratorium. The proposed building will be <br />constructed of insulated concrete panels and glass with exceeds present ordinance. The <br />proposed building and Site Plan will enhance the surroundings while not disturbing the <br />habitat. <br /> <br />3. Petitioner has conducted soil test, wetland delineation and a Phase 1 environmental study of <br /> the site, <br /> <br />4.
