CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />CR CONCRETE DESIGN, INC. <br /> <br />On , 1999, Site Plan approval was granted by the City of Ramsey ("City") to CR <br />Concrete Design, Inc. ("Permittee") to construct a 12,960 square foot office/warehouse building <br />("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, Block t, HY-10 Rarnsey 2nd Addition, Anoka County, Minnesota. <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Architects Professional Association dated <br />September 25, 1998, revision dated <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan and Grading Plan The Required Improvements are as <br />follows: <br /> <br />Site grading in accordance with the approved Grading, Drainage and Soil Erosion <br />Control Plan prepared by Howard R. Green Company dated September 9, 1998, <br />revision dated <br />Installation of bituminous d~veways and parking lots. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of tuff in areas disturbed during construction. <br />Landscaping in accordance with the approved Site Plan prepared by Architects <br />Professional Association dated September 25, 1998, revision dated <br /> <br />("Required Improvements) <br /> <br />MUNICIPAL UTILITIES. Notwithstanding any City Charter provision to the contrary, <br />the Permittee agrees that it will connect to City municipal utilities within two (2) years of <br />their availability to the site. The Permittee also agrees to be specially assessed for the <br />benefit of the utilities pursuant to the then City special assessment policy. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
