CASE

REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL
AMOUNT OF ACCESSORY BUILDING SPACE AND THE SINGLE BUILDING SIZE
RESTRICTION ON A PARCEL; CASE OF GREG LANDOWSKI
By: Zoning Administrator Sylvia Frolik

.~uOsackgr°und:
n February 9, 1999, the City received an application from Crreg Landowski for a conditional
e permit to exceed the total amount of accessory building space and the single building size
restrictions on his property at 6131 Green Valley Road. The following items are enclosed for

_your information:
a)
b)
c)

d)
e)

Site location map
Site plan and building elevations
Draft Planning Commission public hearing and regular meeting minutes dated
March 2, 1999
Proposed findings of fact
Proposed conditional use permit

Notification:

State statute requires notification of the public hearing to owners of property within 350 feet of
the subject property. Staff notified property owners within 500 feet of the property.

Observations:
ieg raises horses and likes to ride year around. He is proposing to construct a 13,200 square
ot indoor riding arena. His property is 10 acres in size and City Code allows a total of 5,264
uare feet of garage and accessory building space on the property; and no single building should
ceed 4,400 square feet in size. He currently has an 836 square foot garage and a 1,950 square
ot barn, for a total of 2,786 square feet of accessory building space. This leaves him with a
remaining accessory structure allotment of 2,478 square feet. His proposal for an' indoor riding
arena is a 10,722 square foot overage in. the total amount of accessory structure space allowed on
the property and an 8,800 square foot overage in the single building size restriction.

The City has approved a very similar request in the past. That particular request was for a 17,109
square foot riding arena, a 4,550 square foot haybam, and a 7,000 square foot machinery
building, ail of which represented a 26,395 square foot overage in the total amount of accessory
building space allowed and a 12,309 square foot overage in the single building size restriction.
e exterior facing finish on the structure is colored metal panels to match the home and existing
am (light gray with white trim). Although it is not required, the structure will be designed with
~t, fascia and cave overhang to make it more compatible in appearance with the home.
