I <br />'1 <br /> I <br />I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />INFORMATION ITEM: BURGER KING SITE PLAN <br />By: Community Development Assistant Sean Walther <br /> <br />Background: <br /> <br />Dolphin Fast Food Development, Inc. received approval in August 1997 from the Planning <br />Commission and City Council to develop a Burger King restaurant on the northwest comer of <br />Highway gl0 and Ramsey Boulevard NW. Issues regarding access onto Highway gl0 and <br />designing an adequate on-site septic system have stalled the start of construction. <br /> <br />Observations: <br /> <br />The City Council approved a Comprehensive Plan amendment to expand the Metropolitan Urban <br />Services Area boundary and extend municipal sewer and water to the site. The Applicant and <br />City Staff have been working with Mn/DOT to resolve issues relating to access onto Hwy. gl 0. <br />Minor modifications resulted to the approved site plan as a result of the facility now being <br />developed with City services and resolution of the Hwy. gl0 access. With respect to the Hwy. <br />#10 access, Dolphin Fast Foods entered into an agreement with lv~n/DOT and the Anoka West <br />Pet Hospital to the west for a shared access onto gl0. <br /> <br />Accordingly, Dolphin has provided the City with updated plans a~d they are being presented to <br />the City Council for information purposes. The Planning Commission reviewed this case on <br />April 6, 1999, and no action was taken.
