CASE

INTRODUCE ORDINANCE TO VACATE A ROAD EASEMENT IN THE
NORTH ~ OF THE SE ¼ OF SECTION 27, TOWNSHIP 32, RANGE 25; CASE
OF WALTEK, INC.
By: Community Development Director Cindy Sherman

Background:

The City has received an application from Waltek to vacate a roadway easement that
exists on their parcel. During the site plan review process for the Waltek facility an
easement for roadway was found which affected the existing facility and proposed
expansion. The site plan will provide a roadway easement for the east end of the plan to
intersect with 144th Avenue. The intent would be to intersect at Sunfish Lake Boulevard
NW and then a future public road would move to the north side of the property.

Notification:

In accordance with State Statue, property owners within 350 feet of the subject property
were sent notice of the hearing and the notice was published in the Anoka County Union.

Observations:

If a road were built on the existing roadway easement the building would become non-
conforming because proper setbacks could not be maintained. There is adequate land
area north to accommodate a roadway of needed in the future.
