Subd. 8. An accessory building shall be attached to and shall be made structurally a part <br />oft_he principal building if it is within five feet cave to eave oft_he principal building. <br /> <br /> Subd. 9. An attached garage that does not exceed 864 square feet or a detached garage <br />that does not exceed 864 square feet where the principal building does not have an attached <br />garage shall not be considered an accessory building. <br /> <br /> Subd. 10. Ail detached accessory structures shall be located in the side or rear yards. <br /> <br /> Subd. 11. When detached accessory structures are located within ten feet of the side or <br />rear wall of the principal building, they shall comply with all yard requirements applicable to tb.e <br />principal building in that district. A detached accessory structure on a comer lot shall not project <br />beyond the side yard setback requirement of the principal building. <br /> <br /> Subd. 12. Size Restrictions Of Accessory Structures: <br /> <br /> a. Parcels of Land One Acre or Less. On parcels of land one acre or less in <br /> size, no single accessory structure shall exceed 624 square feet in size. In <br /> no event shall the total square footage of the private garage and accessory <br /> structure exceed 1,488 square feet'on any parcel of land one acre or less in <br /> size. However, on parcels of land less than 14,880 squaze feet in size, the <br /> total square footage of the private garage and accessory structure shall net <br /> exceed 10% of the total lot area. <br /> <br /> On parcels of land an acre or less in size, the accessory structure or priw '~e <br /> garage shall be built wi';,h the same type construction rs:aterials and shall <br /> have the same general design and exte~or facing fm_/.~h as that of the <br /> principal structure located on the parcel. <br /> <br /> b. Parcels of Land Greater Than One Acre and Less Than Two Acres. On <br /> parcels of land greater than one acre and less than two acres in size, no <br /> single accessory structure shall exceed 800 square feet in size. In no event <br /> shall the total square footage of the private garage and the accessory <br /> structure exceed 1,664 square feet on any parcel of land greater than one <br /> acre and less than two acres in size. <br /> <br /> On parcels of land greater than one acre and less than two acres in size, the <br /> accessory structure and/or private garage shall be built with the same type <br /> construction materials and shall have the same general design and exterior <br /> facing finish as that of the principal structure located on the parcel. <br /> c. Parcels of Land Two to Five Acres. On parcels of land from two acres to <br /> two and one-half (2-1/2) acres in size, no single accessory structure shall <br /> exceed 1,200 square feet. On parcels of land greater than two and one-half <br /> (2-1/2) acres in size, accessory structures may be an additional 400 square <br /> feet for the first partial acre over two and one-half (2-1/2) acres and each <br /> full acre thereafter. <br /> <br /> On parcels of land two acres to five acres in size, all accessory structures <br /> shall have a design that includes soffit, facia and cave overhang of the same <br /> dimension as the principal structure.
