Concrete Design <br />1709 Green Avenue <br />Anoka, MN 55303 <br /> <br /> .?. <br /> <br />Re: Site Plan Review for C. lA Concrete Design <br /> <br />Dear Mr. Burnham: <br /> <br />We are-in receipt of a Preliminary Site Plan, Landscape Screening Plan and Lighting Plan (Sheet <br />A-l) dated 9/25/98, and Floor Plan and Exterior Elevations (Sheet A-2), dated 9/9/98, prepared <br />by Architects Professional Association. The site plan submittal also includes a revised Grading, <br />Drainage and Soil Erosion Control Plan, dated 9/9/98, prepared by Howard R. Green Company. <br />We offer the following comments: <br /> <br />General: The plan proposes to develop a 12,960 square foot office/warehouse building on Lot 1, <br />Block I, HY-10 'Ramsey 2nd Addition. <br /> <br />Zoning: The site is in the Industrial zoning district. An office/warehouse operation is a <br />permitted use in this district. The proposed Furore Land Use Plan in the draft comprehensive <br />plan suggests retaining th.is site as 'places to work'. Effective September 28, 1998, this property <br />fell into a development moratorium pending finalization of the new comprehensive plan. City <br />Council has initiated action to extend the moratorium another 6 months until September of 1999. <br /> <br />Lot Coverage: The site is 11.16 acres (486,124 square feet) in size. Lot coverage is restricted to <br />35% (170,143 square feet).
