I
I0
I
I
I
I
I
I
I
I·
I
I
I
I
I
I
I
I
I

CASE

REQUEST FOR FINAL PLAT APPROVAL OF BRUNSWICK ADDITION; CASE OF
LIFEFITNESS/PARABODY, A DMSION OF BRUNSWICK CORP, ORATION
By: Zoning Administrator Sylvia Frolik

Background:

Lifefitness-Parabody is requesting final plat approval to replat Lots 2 and 3, Block 1, Gateway
North Industrial Park Plat 4 into 1 commercial lot and one outlot. The following items are
enclosed for your information:

a)
b)
c)
d)
e)
t)

Site location map
Proposed Final Plat
Planning Commission meeting minutes dated April 6, 1999
City Staff review letter dated May 6, 1999
Proposed Development Agreement
Proposed Resolution for final plat approval

Notification:

No public notification is required for the minor subdivision to replat the subject property.
However, it was necessary to vacate the drainage and utility easement on what will be the former
common property line between Lots 2 and 3, and that process requires a public hearing in front
of the City Council. That hearing was held on April 13 and neighboring property owners were
notified of the property replat, the expansion of the Parabody facility, and the need to vacate the
drainage and utility easement.

Observations:

The proposed plat consists of one lot and one outlot. The purpose of replatting the two lots into
one commercial lot is to facilitate the expansion of the Parabody facility on Lot 2 onto Lot 3 to
the north. It is Parabody's desire to plat the wetland area to the west as an outlot and deed it back
to the City. This is acceptable to the City.

At 17+ acres, the commercial lot is in excess of the City's 1 acre rn~nimum area requirement.

The final plat provides the standard 10 foot drainage and utility easements around the perimeter
of the commercial lot. Council has adopted an ordinance to vacate the drainage and utility
easement on the common boundary of the two lots that are now being replatted into one. The
final plat does need to be modified to dedicate right of access along County Road #57 and
County Road #116 to the County.

Park dedication requirements were satisfied when the property was previously platted as Lots 2
and 3 of Gateway North Industrial Park Plat 4.
