The plan proposes to construct an office/warehouse for In-Tech on Lot 1, A.E.C. <br />Energy Park 3e Addition. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff Review Letter dated April 1, 1999 <br />d) Planning Commission meeting minutes dated April 6, 1999 <br /> <br />Observations: <br /> <br />The facility is proposed to be 31,307 square feet in size with a possible future addition of another <br />16,576 square feet. The site plan being considered at this time is only applicable to the initial <br />31,307 square feet. The proposed building and its future addition complies with the 35% <br />building coverage restriction and all structure setback requirements.. The exterior finish on the <br />building is proposed to be a combination of rock and smooth face block. Code requires concrete <br />surfaces to be treated with a decorative or textured material and the use of the smooth face block <br />requires Council approval. Two loading berths are required and 4 are provided. <br /> <br />In accordance with City Code a sufficient number of off-street parking spaces are provided and <br />all traveled surfaces of the lot will be paved with bituminous and finished with B-612 concrete <br />curb. <br /> <br />The required landscaped yards are provided adjacent to Sunwood Drive and Rarnsey Blvd. N.W. <br />Staff is requesting the addition of a few more trees along Sunwood to compliment an already <br />established pattern of trees every 35 feet. Under City Code requirements, no screening is <br />required because the property is surrounded by Business Warehouse zoning. <br /> <br />The submittal is deficient of a lighting plan and a waste storage plan. The City Engineer has <br />recommended some modifications to the drainage plan that consist of replacing the two curb cuts <br />along the western boundary of the property with catch basins and storm sewer pipe. <br /> <br />The site plan is subject to the approval of the A.E.C. Architectural Review Board and the Lower <br />Rum River Water Management Organization. It is the Applicant's responsibility to arrange for <br />these reviews. <br /> <br />The Planning Commission met on April 6 and reviewed the proposed site plan. <br /> <br /> <br />
