On May 4, the Planning Commission reviewed the site improvement proposal and <br />negotiated with Duke Grosslein for some curbing on the south and west property line <br />around the new pavement to be laid and adding some plantings to the rock boulevards <br />along Tungsten and Riverdale in lieu of the 20' greenspace Code requires along public <br />roads. "' <br /> <br />On May 11, the site plan proposal was submitted to City Council ~'or approval. At that <br />time Mr. Duke Grosslein indicated that per the recommendation of the Planning <br />Commission, he is willing to provide curbing on the south and west perimeter of new <br />pavement on the south side of the building. However, he was not in favor of installing <br />curbing aound the perimeter of the pavement on the north side of the building that is <br />proposed to be receive an overlay. He also offered to provide the 'greenspace' as <br />required by Code along Tungsten and Riverdale by removing the existing landscape rock <br />and replacing it with underground irrigation and turf. <br /> <br />On May 11, some of the Councilmembers expressed concern with the fact that the <br />proposed site improvements and upgrades did not include installation of curbing around <br />the existing pavement. The Council tabled any action on the request until May 25 in <br />order to give councilmembers an opportunity to inspect the site prior to making a <br />decision. <br /> <br />The site location map and project site plan are enclosed for your information. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended that City Council approve the site <br />improvements at 6228 Hwy. #I0 N.W. provided they include concrete curbing along the <br />west and south property line and the addition of some plantings in the rock area parallel <br />to Riverdale and Tungsten.
