Anderson
Councilrnember Natalie Haas Steffen
Councilmember Terry Hendriksen
Councilmember Gerald Zimmerman

Also Present:

Jan Gallagher, Anoka County Assessor
Diane Stellmach, Anoka County Assessing

CALL TO ORDER

Councilmember Zimmerman called the regular meeting of the Board of Review meeting
to order at 7:00 p.m.

BOARD BUSINESS

Roger Borchard, 5715 - 148th Lane NW, Ramsey (26-32-25-11-0002) suggested that his
land value was too high. He stated it is valued at the same price as City sewer and water
lots. His entire property valuation is at $92,500.

Jan Gallagher, Assessor, found three lots to compare Mr. Borchard's lot with that also do
not have City sewer and water.

Mr. Borchard added that he is not disputing the value of his home, only the land. He
noted that his land is valued at $29,500.

Upon inquiry, Ms. Gallagher responded that Mr. Borchard's lot is nearly one acre in size.

Mr. Borchard presented some comparables- 14963 Nowthen Boulevard- 1.23 acres -
land is valued at $29.800; and 14150 Krypton - nearly one acre with City sewer and
water - land is valued at $26,000. He added that there are two-acre lots on his street that
could possibly be split should City services become available and the way his home is
laid out on his lot, it would be impossible for him to split and sell. He felt that should
also be taken into consideration. He added that he is having to pay taxes on the same
valuation of land as someone with City sewer and water and he has to maintain a well
and septic.

Boardof Review/April 14, 1999
