CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF A. E. C. ENERGY PARK 4TH <br />ADDITION; CASE OF CITY OF RAMSEY <br /> By: Cindy Sherman, Community Development Director <br /> <br />Background: <br /> <br />Knoll Properties has submitted a site plan and related documentation to construct a <br />manufacturing facility in the A.E.C. Energy Park. Part of their proposal is to purchase a portion <br />of an existing lot. In order to facilitate the sale of the property a new plat has been created which <br />splits the existing lot into 3 parcels. One lot is to be sold to Knoll Properties for immediate <br />construction, the second parcel is an outlot to be held for 2 years for expansion of Knoll <br />properties, and the third parcel is a lot to be retained by Connexus Energy for construction of a <br />substation. <br /> <br />Observations: <br /> <br />Lot 1 will have access to Sunwood Drivel The new outlot will have access in the future to an <br />extension of 143~a Ave. via an outlot that has previously been platted and conveyed to the City. <br />Connexus Energy currently has an easement over the outlot for access to the lot they will be <br />retaining. <br /> <br />Recommendation: <br /> <br />The Planning Commission reviewed the sketch plan prior to Connexus's request for land for a <br />substation. They recommended approval of two lots. The additional lot for the substation is not <br />created as a building site so it was not referred back to the Commission again. <br /> <br />Staff recommends approval of the Final Plat for three parcels. <br /> <br />Council Action: /~~ <br />Motion to adopt the attached resolution granting final plat approval to A.E.C.
