Box 48332 <br />Coon Rapids, MN 55448 <br /> <br />Re: Final Plat Review; Osterkamp Addition <br /> <br />Dear Mr. Osterkamp: <br /> <br />We have received your final plat for a minor subdivision proposed to be named Osterkamp <br />Addition. The plat consists of one sheet prepared by Kurth Surveying, Inc. We offer the <br />following comments: <br /> <br />General: The purpose of the plat is to subdivide the subject property so that the existing <br />twin home is saleable as two separate dwelling units, each with its own lot of record. <br /> <br />Zoning: The subject property is currently zoned R-1 Residential. The twin home is <br />considered a lawful nonconforming use of the property. <br /> <br />3. Access: The property currently has access to 149th Lane N.W. <br /> <br />Lot Sizes: Both of the lots exceed the I0,800 square foot minimum lot size requirement <br />in the single family district. <br /> <br />Lot Dimensions: At the time of sketch plan review, it was noted that Lot 2 is <br />approximately 6 feet deficient of the 80 foot lot width requirement. The final plat has <br />been modified and Lot 2 now meets the 80 foot minimum lot width requirement. <br /> <br />o · <br /> <br />Utilities: Both dwelling units are currently connected to municipal water and sanitary <br />sewer services. <br /> <br />o <br /> <br />Drainage: The subject property is currently developed and the lot split will not impact <br />drainage in the area. <br /> <br /> <br />
