12. 13. 14. 15. Street/Traffic Signs and Seal Coating. The CITY will install in the Plat as Stage II Improvements, street/traffic signs and street seal coating. The DEVELOPER will pay to the CITY an mount equal to 100% of the City Engineer's estimated construction cost of the items prior to recording of the final plat. The cost of these items is as follows: Street Cleaning $ .00 Sealcoating $ .00 Street Sign(s) $ .00 Total $ .00 III. PERMITS AND OCCUPANCY: Requirements for Building and Occupancy Permits. No building permit for any lot in the Plat shall be issued until: (a) reasonable vehicular access to the lot is provided; (b) a Certificate of Survey, including that information required by the CITY, has been supplied to the City Building Official; and (c) all the financial guarantees required by the CITY have been satisfied. No occupancy permit shall be issued for any lot in the plat until: (a) vehicular access to the lot is provided including the installation of Class V material on all streets in the Plat; and (b) all utilities are in place, operational and accepted by the CITY. Furthermore, during the installation and for a period of 12 months following acceptance by the CITY, any damage to the Improvements shall be repaired at the cost of the DEVELOPER if the CITY is unable to otherwise identify the source of the damage. IV. PARK DEDICATION: Park Dedication. In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there is no park dedication due on the Plat. Previously constructed trail will be dedicated as Park on the plat. V. GENERAL Park Trail Development Fee. The City Council has enacted a trail development fee in the amount of One Hundred Dollars and no cents ($100.00) per lot. Lot I, the existing homestead, is exempt from this fee.
