Hunt is the owner of the above-referenced Property. He proposes to sell .89 acres of <br />the Property to the City of Ramsey for $4100.00, and simultaneously obtain an administrative <br />subdivision of the Property so we can record a contract for deed from Robert J. Hunt to T & G <br />Land, Inc. The .89 acre tract is outlined in yellow on the enclosed survey and is adjacent to land <br />purchased by the City of Ramsey in 1997. <br /> <br />In 1988 Robert J. Hunt had an obligation to sell the .89 acre tract to Dickenson, your predecessor <br />in interest. That obligation was never fulfilled because Dickenson did not pay the taxes on that <br />tract. Dickenson was also obligated to pay all attorney fees and costs for the subdivision. <br /> <br />The $4100.00 sale price represents a pro rata portion of the real estate taxes for the years 1989 <br />through 1999 ($3537.69), plus Hunt's attorney fees and costs. We computed taxes first by <br />dividing .89 acres by 6.62 acres, the size of the whole parcel. The .89 acre tract is 13.44% of the <br />Property. We then multiplied 13.44% by taxes on the estimated market value of the land only. <br />We excluded taxes on structures on the Property from our calculations as there are no structures <br />on the .89 acre tract. <br /> <br />JAMES M.
