City of Ramsey

15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

PH ONE (612) 427-1410 FAX (612) 427-5543
TDD (612) 427-8591

June 22, 1999

Mr. William Pritchard
U.S. Home Corp.
8421 Wayzata Boulevard, Suite 300
Golden Valley, MN 55426

Re: Lot 9, Block 1, Apple Ridge Addition

Dear Mr. Pritchard:

It has been brought to my attention that the residence placed on the above-referenced lot has a
walkout elevation of 881.03. While this lot was designed for a walkout structure, the approved
grading plan for this lot identifies the Walkout elevation at 883.0, as does the certificate of
survey. Consequently, the existing grading has been modified from the approved plan in an
attempt to facilitate drainage from this lot.

The purpose of this letter is to inform you that the existing grading is not in accordance with the
approved grading and drainage plan, and is not acceptable until corrections are made. I have
discussed a couple of options with Mr. Mike Burton on June I 1, 1999. First, and most preferable
to the City, would be to modify the structure to have the lowest opening to grade be 883.0 and
regrade the area to the original grading plan. Secondly, the concept of a sunken patio was
proposed which again would have the yards in the area regraded to the original grading plan. If
this option is elected, the City will insist on a recorded agreement acknowledging the
maintenance of the patio drainage to be the responsibility of the homeowner.

;[ would encourage you to discuss these possible solutions with the affected property owner and
advise me of your intended course of action at the earliest opportunity.

Sincerely,

CITY OF RAMSEY

City Engineer

SJJ/jmk
cc: Bill Goodrich, City Attorney
Dean Kapler, Director of Public Works
Ryan Wyse

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
