I I I I I I I I I I I I I I I I I I CASE # REQUEST FOR A CONDITIONAL USE PERMIT FOR SELF-SERVICE MINI- STORAGE UNITS IN THE COMMERCIAL DISTRICT CASE OF ZITCO, INC. By: Zoning Administrator Sylvia Frolik Background: On August 19, 1999, the City received an application from Zitco, Inc. for a conditional use permit to construct and operate self-service mini-storage units at 6111 Hwy. #I0 N.W. The following items are enclosed for your information: a) Site location map b) Site plan, building elevations, landscape plan c) Draft Planning Commission meeting minutes dated September 7, 1999 d) Proposed findings of fact e) Proposed conditional use permit Notification: All property owners within 350 feet of the subject property were notified of the public hearing. Observations: Zitco is proposing to construct a multi-tenant retail building on Hwy. #10 and a portion of the building is proposed to be designed ,with, self-service m',mi-storage units. They are also proposing ,.r~? to house some additional self-service storage units ~n ~ accessory building on the site. City Code does not permit self-service mini-storage in any d~ct and a conditional use permit is required. The development plan, including the mini-storage units, complies with the 35% lot coverage restriction. The building exterior is proposed to consist of rock face block which is in accordance with architectural standards established in City Code. There is a similar conditional use in the City in the Hwy. #10 corridor. The Planning Commission conducted a public hearing on September 7 and there were no verbal or written comments submitted. Recommendation: The Planning Commission recommended approval of the request.
