o <br /> <br />That the proposed building and accessory building are proposed to be faced with rock face <br />block which is in compliance with the architectural standards for the B-3 Highway <br />Business District. <br /> <br />That the proposed building and accessory building comply with the 35% lot coverage <br />restriction in the B-3 Highway Business District. <br /> <br />10. <br /> <br />That the site plan orientates the building on the Subject Property such that the retail use <br />fronts on Hwy. #10 and the mini-storage garages will be to the rear and adjacent to the <br />railroad tracks. <br /> <br />11. That if granted, the conditional use permit will not grant the Applicant special privileges <br /> that are denied by the City Code to other properties in the commercial area. <br /> <br />12. <br /> <br />That the proposed use will be designed so as to be harmonious and appropriate in <br />appearance with the existing or intended character of the vicinity and will not change the <br />essential character of the area. <br /> <br />t 3. That the proposed use will not adversely impact traffic in the area. <br /> <br />14. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br /> residing or working in the vicinity of the use or to the public welfare. <br /> <br />15. That the proposed use wilL..not substantially adversely impair the use, enjoyment, or market <br /> value of any surrounding p~operty. <br /> <br />16. That the proposed use will not..be hazardous or di.smrbing to existing or future neighboring <br /> uses. '~" ~.: : <br /> <br />17. That the proposed use will not create excessive additional requirements at public cost for <br /> public facilities and services, and it will not be detrimental to the economic welfare of the <br /> community. <br /> <br />18.
