CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW: CASE OF B & B CARPET <br /> BY: Megan Barnett, Community Development Intern <br /> <br />Background: <br /> <br />B & B Carpet is proposing to locate at 6937 Highway #10, the applicant will be the main <br />tenant for the proposed strip mall. The proposed strip mall and B & B Carpet would <br />replace the current location of the Lighthouse Bar & Grille. The property is in the <br />Business Highway District (B3). The proposed business activity would consist of a <br />showroom - retail and warehouse mix. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Staff Review Letter dated November 30, 1999 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The proposed site meets all of the setbacks, parking, and lighting requirements as stated <br />by City Code. The proposed facility is within the 35% maximum structure area of the lot. <br />The complete site area includes 3.7 acres with a proposed building area of 42,000 square <br />feet or 26 % of the site area. <br /> <br />The applicant is proposing two accesses off of State Highway #10, which reduces the <br />current accesses into the location by one. The City Engineer suggests that the properties <br />to the east and west share the proposed two accesses into and out ofB & B Carpet from <br />Highway # 10. This can be accomplished by moving the westerly access approximately <br />65 feet westward to the property line. <br /> <br />The entrance into B & B Carpet will be facing Highway #10. The loading docks will be <br />located at the rear of the building, which is next to the Northern Burlington Railroad <br />tracks. Ail maneuvering areas will be surfaced with bituminous and finished with <br />concrete curbing. The applicant is providing ninety-three (93) parking spaces using the 1 <br />- stall/200 square feet for showroom area and 1 - stall/1000 square feet for warehouse <br />area. B & B Carpet will be equipped with four (4) handicap parking spaces in close <br />proximity to the outlined entrances. <br /> <br /> <br />
