PUBLIC HEARING
BOARD OF ADJUSTMENT
CITY OF RAMSEY
ANOKA COUNTY
STATE OF MINNESOTA

The Ramsey Board of Adjustment conducted a public hearing on Tuesday, November 2, 1998, at
the Ramsey Municipal Center, 15153 Nowthen Boulevard IxrW, Ramsey, Minnesota, to hear input
regarding a request for a variance to construct an accessory structure nearer the front property
line than the principal building; case of Jim Reichert.

Members Present:

Chairperson Benjamin Deemer
Board Member Leo Anderson
Board Member Charles LaDue
Board Member Joe Wivoda

Members Absent:

Board Member David Bawden
Board Member Sharon Jensen

Also Present:

Zoning Administrator Sylvia Frolik
Community Development Director Cindy Sherman
Community Development Assistant Scan Walther

CALL TO ORDER

Chairperson Deemer called the public heating to order at 7:06 p.m.

PRESENTATION

Zoning Administrator Frolik explained the applicant resides at 16491 Uranium Street NW and
also owns the vacant lot to the south. The applicant is proposing to construct an accessory
garage. At the time of the application, Staff understood that the accessory garage was going to
be located on the same lot as the applicant's home. The garage was sited closer to the front
property line than the home and staff advertised a public hearing for a variance to locate the
structure as proposed. Following a site visit and subsequent conversation with the applicant, it
was concluded that the garage was proposed to be constructed on the vacant lot south of the
homestead. Therefore, the placement of the structure must be viewed on the merits of the vacant,
separate lot of record on which it is to be constructed not in relationship to his home on a
separate lot of record to the north. The proposed garage is obligated to a standard 40 foot front
yard setback only and although the applicant's site plan indicates a 39 foot front yard setback, he
verbally indicated that there is no problem moving the building east one foot to meet the 40 foot
standard setback. Therefore, a variance is not required.

Public Hearing/Board of Adjustment/November 2, 1998
Page 1 of 2
