CASE # / <br /> <br /> REQUEST FOR A VARIANCE TO HEIGHT RESTRICTIONS; <br /> CASE OF KNOLL PROPERTIES, LLC <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Knoll Properties has applied for site plan approval to construct an <br />office/manufacturing/warehouse facility in the A.E.C. Energy Business Park 4th Addition, just <br />east of Vision Ease. The subject property is located in the Business Warehouse District, for <br />which there is a 35 foot height restriction. The design of the facility includes a section that is 40' <br />from grade to facilitate overhead cranes. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan and building elevations <br />Proposed findings of fact <br />Proposed variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to notify owners of property within 350 feet of <br />the Subject Property of the request for variance and public hearing. <br /> <br />Observations: <br /> <br />The main purpose of the 35 foot height restriction is based on the reach capabilities of fire <br />suppression equipment. Fire Chief Dean Kapler has reviewed the plans and indicates that the <br />City's Capital Equipment Purchase Plan includes installments on an aerial ladder truck <br />commencing in 2001 and acquisition somewhere between 2001 and 2005. In the interim, <br />adequate fire suppression can be extended to the 40' section of the building from adjacent <br />rooftop that does not exceed 35 feet in height. <br /> <br />Recommendation: <br /> <br />City Staff and Mr. Kapler recommend approval of the variance provided the purchase of the <br />aerial truck ladder remains on schedule. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #99-06- adopting Findings of Fact # relating to a request <br />from Knoll Properties for a variance to height restrictions in the Business Warehouse District. <br /> <br /> <br />
