CASE #3

RECOMMEND THE PLANNING COMMISSION CONSIDER SUBDIVISION
ORDINANCE REVISION TO COLLECT PARK DEDICATION ON NEWLY
CONSTRUCTED ATTACHED DWELLINGS
By: Mark Boos, Parks/Utilities Supervisor

Background:

Currently, park dedication (land or cash) is received only when land is subdivided, creating a
new lot of record. An example would be a lot split where a new home site is created - the "new"
lot is required to pay park dedication and the existing lot is not, even if park dedication was never
paid on that parcel.

Observations:

At present, there are a number of parcels proposed or existing for the multi-family zoning
distinction. Any of these could develop with dozens of units - with no ability to collect park
dedication. The purpose of this case is to recommend the Planning Commission address this
matter by amending the subdivision ordinance to provide park dedication for multi-unit projects.

Commission Action:

Motion to recommend the Planning Commission amend the subdivision ordinance to provide for
park dedication for multi-unit projects.

Reviewed by:
Parks/Utilities Supervisor
Community Development Director
Zoning Administrator

Copies also Distributed to:
Finance Officer
Director of Public Works
Community Development Assistant

PR:9/9/99
