Norman, City Administrator <br />Dean Kapler, Director of Public Works <br /> <br />Steve Jankowski, City Engineer <br /> <br />Grading on Western Boundary of River Pines <br /> <br />I have been asked to review and report on the grading conditions along the boundary of the River <br />Pines preliminary plat and the existing Hall's Dover Acres subdivision. <br /> <br />A review of the pre-existing contours and the grading reveals the following: <br /> <br /> 1. The highest point in the area is Lot 5, Block 2, Hall's Dover Acres at an elevation of 894. <br /> 2. The pre-existing slopes were: ~ <br /> a. to the northeast, 22 feet in 200 feet or 11% <br /> b. to the southeast, 8 feet in 90 feet or 9% <br />· 3. The grading plan calls for the construction of Potassium Street through the sloping ridge <br /> east of this high point with a maximum cut of 14 feet. <br /> 4. The grading plan calls for a flat 80-foot pad west of Potassium Street. This will compress <br /> the 12-foot fall from the property line to within 65 feet resulting in a future slope of 18%. <br /> <br />A visit to the site revealed the following conditions to presently exist: <br /> <br />1. There is an undisturbed zone that extends 20-30 feet from the west subdivision property <br /> line. <br />2. East of the undisturbed zone, it appears that the vegetation and topsoil was stripped off <br /> and a pile of excess sand material has been stockpiled. This stockpiled material ranges <br /> generally from piles 10-12 feet high. <br />3. It appears that Potassium Street has been excavated to rough final grade, but the flat <br /> building pad to the west has not been graded. <br /> <br />Attached is an approximate cross-section of both the existing and proposed final grade. I would <br />conclude that a considerable amount of grading remains to occur in this area. The undisturbed <br />zone provides an ample buffer to the neighboring properties to the north. The manner in which <br />the grading and stockpiling has been performed generally leaves a maximum of 10 to 12-foot <br />grade falls separated by flat benches. Although there are several areas where the slopes approach <br />near vertical, most areas are adequately sloped and the interspersed flat benches do not appear to <br />make the site unduly hazardous. <br /> <br />SJ/jmk <br /> <br />I\\RA_FSl\VOLl\users\City Shared File\CORRESP'dankowski\1999XMemos\River Pines Grading.doe <br /> <br /> <br />
