CASE REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL ACCESSORY STRUCTURE SPACE AND THE MAXIMUM SINGLE ACCESSORY STRUCTURE SIZE RESTRICTIONS; CASE OF FRANCIS AND TERESA MOULZOLF By: Zoning Administrator Sylvia Frolik Background: On November 20, 1998, the City received an application from Francis and Teresa Moulzolf for a conditional use permit to exceed the total accessory structure/garage space allowed and the maximum single accessory structure size restrictions on their property at 14260 Junkite Street N.W. The following items are enclosed for your information: a) b) c) d) Site location map Site plan & building elevations Proposed findings of fact Proposed conditional use permit Notification: State Statute requires notification of the public hearing to all properties within 350 feet of the subject property. Staff attempted to notify property owners within 400 feet of the subject property. Observations: The subject property is 1.4 acres in size and is restricted to a total of 1,664 square feet of garage and accessory building space. In addition, there is an 800 square foot size restriction on any single accessory structure. The Moulzolf's currently have a 600 square foot attached garage and a 450 square foot detached garage. They are proposing to remove the 450 square foot detached garage and replace it with a 1,152 square foot garage in which to store personal vehicles and equipment, specifically a motorhome. The addition of the proposed 1,152 square foot accessory building will increase the total garage space on the property to 1,752 square feet, which is an 88 square foot overage. It also represents a 352 square foot overage in the size restriction for any single accessory structure. The City has approved several overages in accessory buildings in this range over the past two years.
