CASE
REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED SIGN SIZE
RESTRICTIONS; CASE OF NORTHLAND SECURITY BANK
By: Zoning Administrator Sylvia Frolik
Background:

On December 8, 1998, the City received an application from Northland Security Bank for a
conditional use permit to exceed the sign size restrictions on their ground sign at 14125 St.
Francis Blvd. N.W. The following items are enclosed for your information:

a) Site location map
b) Sign plan
c) Proposed findings of fact
d) Proposed conditional use permit

Notification:

All property owners within 350 feet of the subject property were notified of the public hearing.

Observations:

The City Code restricts the sign surface area on ground or freestanding signs to 100 square feet
in the commercial district. The existing sign at Northland is 100 square feet. Northland is
proposing to add a 14 square foot "Instant Cash" message to their existing sign. In the past,
similar requests for additional sign space in the commercial districts have been approved by the
City Council.

Recommendation:

City Staff recommends approval of the request.

Commission Action:

Motion io recommend that City Council adopt findings of fact relating to Northland's request for
a conditional use permit to exceed sign size restrictions.

-and-

Motion to recommend that City Council approve Northland's request for a conditional use permit
from Northland Security Bank and adopt a resolution declaring terms of same.

Motion to recommend that City Council deny the request for a conditional use permit from
Northland Security Bank based on the findings of fact.

Review Checklist:
PC: 01/05/99

Community Development Director
Community Development Assistant
