CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />NATIONAL PROPANE <br /> <br />On , 1999, Site Plan approval was granted by the City of Ramsey ("City") to <br />National Propane, Inc. a corporation ("Permittee"), whose address is 7411 <br />Highway #10 N.W., to construct an 864 square foot warehouse facility ("Structure") on the <br />property which is legally described as follows: <br /> <br />INSERT LEGAL DESCRIPTION, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. Ail building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />o <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Fischer Engineering, dated December 3, 1998, <br />revision dated ., 1999. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on th~' Site Plan and Grading Plan The Required Improvements are as <br />follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by <br /> ., dated <br /> <br />b. Landscaping in accordance with the Landscape Plan prepared by <br /> , dated <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. The Permittee shall be responsible for maintaining clear access for <br />emergency vehicles up to the main entrance of the Structure at all hours of the day. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. Bulbs emitting in excess of 3,000 lumens should be completely shielded. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the exterior facing on the <br />Structure of rock face block in accordance with the Building Elevations prepared by <br /> , dated <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial <br />guarantee in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy <br />for the structure will be issued until the Required Improvements, or a financial surety for <br />same, are accepted by the City and the landscaping maintenance guarantee has been <br />provided in accordance with Item #12 of' this Development Permit. <br /> <br /> <br />
