CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF LIFEFITNESS ADDITION; CASE OF <br />LIFEFITNESS/PARABODY, A DMSION OF BRUNSWICK CORPORATION <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Lifefimess-Parabody is requesting sketch plan review to replat Lots 2 and 3, Block 1, Gateway <br />North Industrial Park Plat 4 into 1 commercial lot and one outlot. The following items are <br />enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan (preliminary plat) of proposed subdivision <br />City Staff review letter dated April 1, 1999 <br /> <br />Notification: <br /> <br />No public notification is required for the minor subdivision to replat the subject property. <br />However, it is necessary to vacate the drainage and utility easement on what will be the former <br />common property line between Lots 2 and 3, and that process requires a public hearing in front <br />of the City Council. That hearing is scheduled for April 13 and as such, neighboring property <br />owners have been notified of the property replat, the expansion of the Parabody facility, and the <br />need to vacate the drainage and utility easement. <br /> <br />Observations: <br /> <br />The proposed plat consists of one lot and one outlot. The purpose of replatting the two lots into <br />one commercial lot is to facilitate the expansion of the Parabody facility on Lot 2 onto Lot 3. It <br />is Parabody's desire to plat the wetland area to the west as an outlot and deed it to the City. This <br />is acceptable to the City. <br /> <br />At 17+ acres, the commercial lot is in excess of the City's 1 acre minimm area requirement. <br />There is an existing access in the southeast comer of the plat and another access is proposed onto <br />Sunfish Lake Blvd. N.W. from the north half of the plat. The plat and the site plan for the <br />expansion have been forwarded to Auoka County for review and comment. <br /> <br />The final plat needs to p~ovide the standard 10 foot drainage and utility easements around the <br />perimeter of the c})mmercial lot. Staff has initiated action to vacate the drainage and utility <br />easements on what is currently platted as the common lot line between Lots 2 and 3. These <br />easements need to be vacated .tO .eliminate a situation of drainage and utility easements nmning <br />through the middle of the expanded building. <br /> <br />Park dedication requirements were satisfied when the property was previously platted as Lots 2 <br />and 3 of Gateway North Industrial Park Plat 4. <br /> <br /> <br />
