The preliminary plat consists of <br />one sheet prepared by Walsh Bishop Associates, lne., dated March 16, 1999. We offer the <br />following comments: <br /> <br />General and Zoning. Thc plat is approximately 22 acres in size and consists of 1 <br />commercial lot, a portion of which is currently occupied by the Parabody facility, and one <br />outlot. It is Staff's understanding that the ouflot, which encompasses the wetland, is <br />proposed to be deeded to the City. The property is zoned Industrial.. <br /> <br />Lot Sizes and Dimensions. The minimum lot size in thc Industrial District is 1 acre and the <br />minimum lot width is 200 feet. The commercial lot is proposed to be 17 acres in size and the <br />lot width is proposed to be 886 feet. <br /> <br />Access to Lots. There is an existing access on the southeast comer.of the plat to Sunfish <br />Lake Blvd. It appears from a separate submittal for site plan approval for the expansion of <br />the Lifefitness-Parabody facility, that an additional access Onto Sunfish Lake Blvd. is being <br />proposed from the north half of the plat. The plat and site plan for the facility expansion <br />have been forwarded to Anoka County Highway Department for comment. <br /> <br />Drainage and Utility Easements. There is an existing drainage and utility easement on the <br />common boundary of the underlying Lots 2 and 3. The City will be initiating action to <br />vacate this drainage and utility easement. The standard 10 foot drainage and utility <br />easements should be provided around the perimeter of the commercial lot. <br /> <br /> <br />
