Life Fitness Site Review <br />April I, 1999 <br />Page 2 of 4 <br /> <br />Building Height: The plan proposes a building height ranging from 30 to 34 feet in compliance <br />with the maximum height of 35 feet allowed by City Code. <br /> <br />Architectural Control: The plan proposes to paint the masonry exterior on the existing <br />building, and finish the building expansion exterior with combinations of painted smooth faced <br />precast concrete panel, painted uniform rib precast concrete panel and broom £mish smooth band. <br />There is also a 62' X 40' X 15' west break area with exterior walls of pref'mished corrugated <br />metal panel. The corrugated metal panel is a clear deviation from City Code requirements. The <br />painted smooth faced concrete panel may also be a deviation from City Code. Below is the exact <br />language from City Code from which the Planning Commission and City Council may make its <br />interpretation. Staff requests the applicant prepare a color rendering of the project to present at <br />the meetings in order to assist the Planning Commission and City Council in their decision. <br /> <br />9.11.20 Non-Residential Development Standards. <br /> <br /> Subd. 6. Architectural Control: <br />non-residential building shall be: <br /> <br /> a. Face brick. <br /> <br /> b. <br /> <br />All exterior wall finishes on any <br /> <br />Natural stone. <br /> <br />Specifically designed pre-east concrete units whose surfaces <br />have been integrally treated with an applied decorative material <br />or texture. <br /> <br />Factory fabricated or finished metal framed panel construction, <br />if the panel material is to be of those noted in a, b, or c above. <br /> <br />Other material as may be approved by the Planning and Zoning <br />Commission and Council. Combinations of such materials shall <br />be permitted. <br /> <br />to have two accesses onto Sunfish Lake Boulevard NW. <br /> <br />Access: The plan proposes The <br />northerly access is new and will require a permit from Anoka County. The plan has been <br />forwarded to the Anoka County Transportation Department for review. The plan indicates a <br />third access to the south onto Industry Avenue NW. This access would have required an <br />agreement with the neighboring property owner and permits from Anoka County, but it is City <br />staff's understanding that this access has been eliminated from the plan. The site plan should be <br />modified accordingly. <br /> <br />Setbacks: The proposed development meets ali building setbacks. <br /> <br /> <br />
