Life Fitness Site Review <br />April 1, 1999 <br />Page 4 of 4 <br /> <br />Drainage and Grading: This proposed grading plan has two aspects worthy of special note. <br />First, the building expansion will be set at the elevation of the existing building, which wiI1 <br />consequently require the importation of an estimated 56,000 cubic yards of fill material. This is <br />a significant number of track loads and it should be anticipated that protection and maintenance <br />of public roads used for the transportation of material within the City will be made a part of the <br />site plan conditions. Secondly, this plan proposes a 3:1 slope having a height of eighteen feet <br />above the wetland at the top of the slope. Special provision for erosion control will be required. <br />A permit will need to be obtained from the Lower Rum River Water Management Organization <br />(LRRWMO) addressing this concern. <br /> <br />All drainage is collected from the site through a storm sewer system and transmitted to a <br />sedimentation basin located in the southwestern comer of the site. Discharge from this basin is <br />transmitted to the Wetland 675W. The LRRWMO will review the adequacy of the <br />sedimentation basin. A skimmer will be required at the basin outlet. <br /> <br />Erosion Control: City staff recommends the use of erosion control blankets along the steep <br />slope of the wetland, creating a temporary sedimentation pond over the area indicated as future <br />parking during construction, and staff requests a soils engineering analysis of the slope near the <br />wetland for stability. The revised erosion control plan is subject to the approval of the City <br />Engineer. <br /> <br />Lighting Plan: The exterior lighting plan meets City Code requirements. <br /> <br />Signage: The signage prop~)sed in the plan is not approved through the site plan review process. <br />Sign permits are reviewed and issued by the Zoning Administrator following site plan approval. <br /> <br />The Rarnsey Planning Commission will be meeting to review the proposed site plan on Tuesday, <br />April 6, 1999, at 7:30 p.m. Staff suggests that you, or your representative, be present at this <br />meeting to answer any questions that may arise. <br /> <br />Enclosed for your information is a copy of the case cover sheet for the Planning Commission <br />meeting.
