We are also in receipt of a Site Plan (Sheet lof 2) that includes drainage, grading and utility information dated 03/04/99, and a Details plan (Sheet 2 of 2) dated 03/08/99, prepared by John Oliver & Associates, Inc.. We offer the following comments: General: The plan proposes to construct a 14,300 square foot addition to the existing 18,400 square foot principal building on the site for office and manufacturing. The lot is generally located west of Sunfish Lake Boulevard NW and one block south of Sunwood Drive NW. Zoning: The site is within an Industrial Gl) Zoning Office/manufacturing/warehouse operations are permitted uses in this district. District. Building Size: The existing principal building is 18,400 square feet. The plan proposes a 14,300 square foot expansion, for a total principal building size of 32,700 square feet. The accessory buildings on the site are 6,200 square feet and 255 square feet in size respectively. Lot Coverage: The site size is approximately 5 acres. (217,300 square feet). Lot coverage is restricted to 35% (76,055 square feet). The proposed development complies with City Code requirements with 18.01% (39,155 square feet) coverage. Building Height: The plan proposes a building height of 21 feet in compliance with the maximum height of 35 feet allowed by City Code.
