Site Plan Review: Waltek
March 11, 1999

storm water detention basin. At least downspouts for the building on the east and
southeast will likely run overland onto the adjacent property. It is suggested that a
shallow swale between the building and the fire truck access road be constructed to
convey this drainage into the detention pond. It is also suggested that because the outlet
from the detention pond discharges onto an adjacent property it should be designed to
hold a large precipitation event, perhaps a 25-year event.

Lighting Plan: The exterior lighting plan meets City Code requirements.

Utilities: The plan proposes that the City will extend sewer and water to the proposed
access easement in the northeast comer of the property, and it is the City's understanding
that the applicant will provide their individual line from the easement to the building.

The Rarnsey Planning Commission will be meeting to review the proposed site plan on
Tuesday, March 16, 1999, at 7:00 p.m. However, there are three cases with public
hearings on the agenda ahead of your ease. Staff suggests that you, or your
representative, be present at this meeting to answer any questions that may arise.

Enclosed for your information is a copy of the case cover sheet for the Planning
Commission meeting.
