We offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of <br />the approved concept plan for Northfork dated January 1, '1985. The preliminary plat <br />currently under review proposes to create 7 single family lots. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept <br />modifications approved in May of 1990, ail of the lots in Northfork are to be at least one <br />acre (43,560 square feet) in size and provide for at least 160 feet of road frontage at the <br />property line or the building setback line. The lots in Northfork Itasca Point range in <br />size from 80,060 to 121,500 square feet and have at least 160 feet of frontage at the <br />property line or building setback line. <br /> <br />Shoreland Overlay District: The plat is in the Shoreland Overlay District for Lake <br />Itasea. As such, the minimum lot size is 80,000 square feet. For the riparian lots (4, 5, 6) <br />the rnlnlnaum lot width at the building setback line and water frontage is 200 feet, the <br />structure setback from ordinary high water mark is 200 feet, and the septic system <br />setback from ordinary high water mark is 150 feet. All of the lots meet the foJnimum <br />area requirement of 80,000 square feet. All of the riparian lots meet the structure and <br />septic system setback requirements from ordinary high water mark. All of the riparian <br />lots meet the 200 foot width requirement at the water frontage. Lots 4 and 6 appear to <br />meet the 200' width requirement at the building setback line, but Lot 5 is approximately <br />175 feet wide at the building setback line. A variance to the 200 foot lot width <br />requirement at the building setback line for Lot 5 will be required. The variance can be <br />scheduled for the May Board of Adjustment. <br /> <br /> <br />
