CASE # 1 <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED TI-IE TOTAL <br />AMOUNT OF ACCESSORY BUILDING SPACE AND THE SINGLE BUILDING SIZE <br />RESTRICTION ON A PARCEL; CASE OF WILLIAM ROME <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On April 16, 1999, the City received an application from William and Judith Rome for a <br />conditional use permit to exceed the total amount of accessory building space and the single <br />building size restrictions on their property at 16100 Dysprosium St. N.W. The following items <br />are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, owners of property within 350 feet of the Subject Property were <br />notified of the public hearing. <br /> <br />Observations: <br /> <br />Mr. Rome is proposing to construct a 2,400 square foot accessory building to provide indoor <br />storage of personal equipment and vehicles. His property is 3.3 acres in size and City Code <br />allows a total of 2,464 square feet of garage and accessory building space on the property; and no <br />single building should exceed 1,600 square feet in size. He currently has a 986 square foot <br />garage. This leaves him with a remaining accessory structure space.allotment of 1,478 square <br />feet. His proposal for a new accessory building results in an 800 square foot overage in the <br />single building size restriction and a 922 square foot overage in the total amount of garage and <br />accessory building space allowed on the property. <br /> <br />The exterior finish on the building is proposed to be colored metal to match the home. Code also <br />requires that the building be designed with soffit, facia and eave overhang. <br /> <br />It should be noted that this property is zoned rural residential and is not anticipated to be <br />included in the Metropolitan Urban Service Area in the near future. Also, City Council is in the <br />process of amending City Code to eliminate the single building size restriction. In the past, <br />Council has taken action that would encourage property owners to store their vehicles and <br />equipment indoors. <br /> <br /> <br />
