In November of 1995, the City received a similar application for site improvements on
the adjacent property to the west of the Grosslein rental property. The City Council
required installation of curbing around the perimeter of the pavement and a dmin~ge
retention pond. The curbing and drainage pond have been installed but the pavement has
not been installed. The City is holding a financial surety guaranteeing the completion of
the improvements and Staffwill follow-up on this matter.

Recommendation:

In accordance with City Code requirements, Staff is recommending that the site
improvement project proposed by the Grossleins include the installation of B-612
continuous concrete curb around the perimeter of all new and repaired pavement.
Although it may be partially highway right-of-way, there is a sufficient mount of green
space adjacent to Hwy. #10. However, the existing rock adjacent to Tungsten and
Riverdale should be replaced with turf and Staff supports use of road right-of-way to
meet the 20 foot width requirement here also.

Commission Action:

Motion to recommend that City Council approve the site improvement project for 6228
Hwy. #10 N.W. as proposed by G-B Properties.

Motion to recommend that City Council approve the site improvement project for 6228
Hwy. #10 N.W. as recommended by City Staff.

Review Checklist:

Community Development Director
Community Development Assistant
City Engineer

PC: 05/04/99

/7t2
