CASE # / <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF KNOLL PROPERTIES, LLC <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Knoll <br />Properties. The plan proposes to construct an office/manufacturing/warehouse facility on Lot I <br />of the A.E.C. Energy Park 4th Addition. Knoll Properties manufactures stainless steel equipment <br />for a variety of industries, including food producers. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff Review Letter dated June 3, 1999 <br /> <br />Notification: <br /> <br />Site Plans are not subject to public headng~. <br /> <br />Observations: <br /> <br />The office/warehouse/manufacturing use is consistent with the permitted uses in the Business <br />Warehouse zoning district. The site plan proposes an initial building size of 84,000 square feet <br />with a possible future expansion of an additional 120,000 square feet onto the adjaeem lot to the <br />south. The initial building complies with the 35% lot coverage restriction on Lot 1.' The <br />building location meets all setback requiremen:ts. <br /> <br />In accordance with City Code, the exterior walls of the building are proposed to consist of <br />Fabcon low rib panels with red aggregate and two smooth face bands around the front and sides <br />of the building. The from entrance will be timed, curved glass. Ramsey's maximum building <br />height is 35 feet; the south end of the building is 40 feet in height to accommodate 1 O-ton <br />overhead cranes. The applicants have applied for a variance to the height restriction which will <br />be addressed by the Board of Adjustment prior to the Planning Commission meeting on June 8. <br /> <br />The plan shows two accesses onto Sunwood Drive, which is acceptable to the City. All <br />driveways, parking areas and loading areas are proposed to be surfaced with bituminous and <br />finished with B-612 concrete curbing. A sufficient number of parking spaces are proposed. <br /> <br />If waste storage is to be conducted outdoors, then the site plan needs to be modified to include a <br />100% screened waste storage area. · <br /> <br /> <br />
