TO: <br /> <br />Planning Commission Members <br /> <br />FROM: <br /> <br />Cindy Sherman, Community Development Director <br /> <br />DATE: <br /> <br />August 12, 1999 <br /> <br />Sketch Plan for the Preserve at Sunfish Lake <br /> <br />Pulte Home Corporation has submitted a sketch plan for the Kurak property located <br />around Sunfish Lake and Sunwood Drive. The plan is a mixed residential project with a~ <br />variety of townhomes and single-family homes proposed. <br /> <br />Staff originally reviewed a plan that included 364 units on 95 acres for a density of 3.8 <br />units per acre. The developer revised the plan to 335 units and a density of 3.5 units per <br />acre. The developer held a neighborhood meeting and presented the 335-unit plan. <br />Based on the plan and unit mix the neighborhood comments ranged from no townhomes <br />wanted to townhomes of a certain value would be acceptable. Following the <br />neighborhood meeting the developer revised the plan again. They eliminated all eight- <br />unit townhome buildings and introduced single family homes on smaller lots. The plan <br />now includes 294 units for a density of 3.1 units per acre. <br /> <br />This property is designated mixed residential on the draft land use plan. Following are the <br />performance criteria taken out of the draft comprehensive plan. The staff has reviewed <br />the plan based on the criteria and comments are included with each criterion. <br /> <br />Mixed Residential Performance Criteria: Projects within the Mixed Residential land <br />use shall adhere to the following performance criteria: <br /> <br />1. The project is planned as an integral element of the larger neighborhood with <br /> interconnecting streets, pedestrian trails and greenways. <br /> The plan cmmects existing street stubs, links the trail system and proposes <br />greenway connections along the wetland on the east and the lake on the west. <br />2. Higher intensity housing is planned as an integrated part of the project and may be <br /> used for buffering or transition to major roads or more intense uses. <br /> <br /> <br />
