<br />As Americans adapt to changing technologies, lifestyle
<br />patterns, and environmental pressures, new land uses have
<br />emerged, requiring zoning and development administrators to
<br />define new terms. This issue of Zoning News offers a
<br />compendium of terms and definitions for emerging or
<br />progressive ]and-use concepts. Some of the terms are not new,
<br />but have seen a resurgence in popularity. Commonly debated
<br />terms such as "family" were excluded from the list because of
<br />space constraints and their wide availability in most ordinances.
<br />Most references to state statutes have been omitted in'the
<br />interest of brevity. A forthcoming PAS Report, A Glossary of
<br />Zoning, Development, and Planning Terms, due out in
<br />September 1999, will contain a more comprehensive list of
<br />terms and definitions.

<br /> Aesthetic Zoning Zoning to accomplish a standard of
<br />exterior architectural appeal and/or neighborhood harmony.

<br /> Antique Shops A place offering primarily antiques for
<br />sale. An antique for the purpose of this ordinance shall be
<br />a work of art, piece of furniture, decorative object, or the
<br />like, of or belonging to the past, at least 30 ),ears old.

<br /> Any premises used for the sale or trading of articles of which
<br />80 percent or more are over 50 years old or have collectible
<br />value. Antique shop does not include "secondhand store."

<br /> Artisan Production Shop A building or portion thereof used
<br />for the creation of original handmade works of art or craft items
<br />
<br />by more than three but less than six artists or artisans, as either a
<br />principal or accessory use. (Madison, WI)
<br /> Artist Studio A place designed to be used, or used as, both a
<br />dwelling place and a place of work by an artist, artisan, or
<br />craftsperson, including persons engaged in the application,
<br />teaching, or performance of fine arts such as, but not limited to,
<br />drawing, vocal or instrumental music, painting, sculpture, and

<br /> Auto Convenience Market A place where gasoline, motor
<br /> oil, lubricants, or other minor accessories are retailed directly to
<br /> the public on the premises in combination with the retailing of
<br /> items typically found in a convenience market or supermarket.

<br /> Building and premises for a combination service station and
<br />retail sales of food and other items, With the building area
<br />limited to a maximum gross floor area of 2,000 square feet,
<br />excluding any automotive service or repair areas. In addition,
<br />there may be 50 square feet of accessory outdoor storage, and
<br />displays are for goods offered for sale. Sales of alcoholic
<br />beverages, rental of video tape~ and videocassette recorders, and
<br />the preparation of food, other than that allowed in a limited
<br />food-service establishment.., shall not be permitted; provided,
<br />however, that the use of microwave ovens by customers for
<br />purchased food items is allowed. A service station with retail
<br />sales of food and/or other items in excess of 2,500 square feet of
<br />gross floor area, exclusive of automobile service or repair areas,
<br />shall be deemed a service station and quick-sen, ice food store.

<br />person employed by such person, firm, association, or corporation,
<br />engages or is permitted to engage in the practice of massage as an
<br />accessory use customary and clearly incidental to a principal
<br />business and use, including but not limited to services offered by a
