CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT FOR SELF-SERVICE MINI- <br />STORAGE GARAGES IN THE COMMERCIAL DISTRICT <br /> CASE OF ZITCO, INC. <br /> By.' Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On August 19, 1999, the City received an application from Zitco, Inc. for a conditional use <br />permit to construct and operate self-service mini-storage garages at 6111 Hwy. #10 N.W. The <br />following items are enclosed for your information: <br /> <br />a) Site Iocationmap <br />b) Site plan, building elevations, landscape plan <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />All property owners within 350 feet of the subject property were notified of the public hearing. <br /> <br />Observations: <br /> <br />Zitco is proposing to construct a multi-tenant retail building on Hwy. #10 and a portion of the <br />building is proposed to be designed with self-service mini-storage garages. They are also <br />proposing to house some additional self-service storage units in an accessory building on the site. <br />City Code does not permit self-servi~e mini-storage in any district and a conditional use permit is <br />required. <br /> <br />The development plan, including the mini-storage units, complies with the 35% lot coverage <br />restriction. The building exterior is proposed to consist of rock face block which is ih <br />accordance with architectural standards established in City Code. ,*' <br /> <br />The mini-storage portion of the main building encroaches on the rear yard setback and the <br />applicant has applied for a variance to rear yard setback requirements. If the variance is not <br />approved, the number of mini-storage units may have to be decreased. <br /> <br />There is a similar conditional use in the City in the Hwy. #10 corridor. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request. <br /> <br /> <br />
